Once you have completed your online booking a contract will be sent to you, You will then need to log into your booking, check all your details are correct, read through your contract, upload the requested documents, and sign the contract online.

You can pay your rent in instalments if you have a UK-based guarantor. Otherwise, you will need to pay your rent upfront before you move in or request the services of Housing Hand who will act as your guarantor.
You will not be allowed to move in until your first instalment of rent has been paid (or your full rent if you do not have a guarantor). Rent instalments need to be paid on the date specified in your contract.

No, we offer tenancy agreements for 46 weeks or 51 weeks only.

If you choose to cancel your booking with Bailrigg Student Living, you have a 14-day cooling-off period. This period starts from the date that the contract is signed by, you, as the resident, your guarantor (if you have one) and Bailrigg Student Living in order to get a full refund of your booking fee.

Our Terms and Conditions require you to sign your contract online within 14 days of receiving your contract. If you fail to sign your contract within 14 days, we may cancel your booking and will give you notice by email.
Once your contract is signed, it may only be terminated if Bailrigg Student Living and the tenant mutually agree to do so due to misconduct, failure to adhere to the terms outlined in your contract, or health issues to be discussed with management.

We hope that you will be happy in your accommodation, but if you wish to leave, Bailrigg Student Living may release you from your contract if you are able to find a suitable replacement who agrees to take over your contract including payment of rent, providing that the conditions below are met:
You agree that you will not transfer or sublet your room to anyone else without obtaining written consent from Bailrigg Student Living.
1. You will find a suitable replacement to take over a new contract for your room for the remaining period of your contract, who must be enrolled as a full-time university student and be over 18 years old.
2. The replacement tenant must sign and accept their contract with Bailrigg Student Living and pay the amounts due within the contract.
3. The replacement tenant must also provide a guarantor if applicable, and their guarantor must accept the Terms and Conditions set out in the contract.
4. Refunds due will not be processed until the replacement tenant who is taking over the contract, has signed the contract, paid their rent and moved into the room.
5. If you do find a replacement tenant to take over your contract, you and your replacement will need to pay Β£50 admin fee each.
6. If you fail to find someone to take over your contract, you will be responsible for paying the full rent until the end of your contract.

You may request to be released from your contract if your place at university is withdrawn due to you not achieving the required grades or you do not obtain a visa and are therefore not permitted to study at your chosen university. To be released you will be required to provide written confirmation from your university in the form of a letter to confirm that you are no longer accepted on your course.

If you wish to bring your car to Bailrigg, we have plenty of spaces and they will be monitored by CCTV. We do charge Β£100 per year for a permit - please make sure you remember to secure a space.
We have a managed laundry service by Circuit which is an easy cashless system so you can wash and dry your clothing, bedding, and towels - just top up your card online.
We will be doing termly room inspections and any damages will be added to your account and you will be required to pay them.

Yes, there is 24/7 security, either in person or on call. The building is also fob access only.

All residents will have a lower cupboard, a top cupboard, and a drawer as well as freezer and fridge space.

The accommodation is directly opposite the Health Innovation Campus at Lancaster University and is around 0.5 miles from the Welcome Centre. There is a also bus stop located opposite the building.
It will take around 5 minutes to walk to the Health Innovation Campus.
